'No incentive to sell; great reasons to buy'
Despite plenty of new apartment construction, older buildings are still a lucrative investment
There are lots of reasons why prices are strong for older apartment buildings throughout Minneapolis and St. Paul, even as developers are filling the construction pipeline with sleek new buildings.
Kevin Doyle, a vice president at Colliers International’s Minneapolis office, can sum up all the reasons in a single sentence: “There’s no incentive to sell.”
Steady revenue, low vacancy rates and limited inventory can stoke demand while encouraging owners to sit tight.
He makes a good case. Minneapolis-based Marquette Advisors recently reported an overall vacancy rate of 2.3 percent across the metro area at the end of third quarter. The housing market remains depressed, giving people a reason to rent instead of buy. Foreclosures also have sent former homeowners into rentals.
Demographic trends also indicate young people are choosing to rent as a lifestyle instead of using it as a stepping stone to home ownership, making some willing to pay more and stay longer. At the same time, the inventory of smaller apartment complexes has remained unchanged for years and isn’t likely to grow.
